Initial Concept and Design Approach
Designing and building your own home features highly on a lot of people’s ambitions, but can be daunting and establishing what you want to achieve from the outset is crucial.
When it comes to the design aspect for self builds, we use 3D models to bring the house to life so you can see not only how the house will look, but also how it will function, which is very important as the house needs to work for your lifestyle. The principle of development can often be already established so a careful design led approach considering local policy is often advised.
Planning Applications
To provide you with the best chance of Planning approval, along with avoiding any unwanted modifications or compromises to the house design, we strongly advise you involve us in your self-build prior to the design stage.
With Planning Applications, we recommend submitting a Full Planning Statement, supported by a design and access statement to ensure the best chance of success.
If you have already submitted your application and the local planning authority have asked for mandatory documents, such as a heritage statement, we can also provide this information to support your application.

Community Infrastructure Levy Exemption Guidance
An immediate benefit for self-builds is that they are exempt from paying, the Community Infrastructure Levy (CIL), a planning charge on new development, potentially saving you thousands of pounds
We guide our clients through the complex procedure for exemption claims, including advice on how best to complete each form and by when each needs to be submitted in the planning process.
Appeals
Being refused Planning Permission can be frustrating but doesn’t mean it’s the end of the road. With our thorough knowledge of the planning system, we accept appeals for clients who have tried unsuccessfully to obtain planning consent, either by themselves or with another consultant.
By examining the reasons for refusal and the council’s reasons for their decision we have not only been able to successfully appeal refusals for our clients, but managed to do so in a way that has not compromised their original design, through only minor amendments having to be made.
