With you every step of the way
Whether you are thinking of starting your first property investment or are an established housing developer, by using first-hand experience of difficulties that can be experienced and understanding local policies, we can add value to your project.
We can either recommend a selection of outstanding local architects or if you prefer, work with your chosen contractors, to ensure that the design process takes into consideration policy constraints and local objections.
Experience of public consultations is an asset that we also pride ourselves on and engagement with local people and parish councils is something that we have undertaken providing a great benefit of our clients.
Initial Concept
When you approach us for your project there may be a very clear plan as to what needs to be achieved or a blank page.
Using our experience of a wide range of development sizes we can work with you to ascertain the parameters of the project, including investigating the feasibility of the site to agree what is the minimum acceptable return, the preferred amount or whether a greater return can be achieved.
Design around constraints
By analysing local policy and character it is possible to set out key considerations that need to be taken into account.
These can vary from a very simple character analysis through to overriding policy and physical constraints, for example protected trees.
Using the design parameters we can work effectively with architects to ensure that designs are prepared that have the greatest chance of success whilst delivering the site concept.

Guidance through procedural matters
Even the most experienced of developers have been caught out by a planning system that is constantly evolving. Technical processes, for example the Community Infrastructure Levy (CIL), have strict requirements to off-set floorspace charges, which we can advise on throughout your application.
Unlike other consultancies, we are acknowledged by the Royal Town Planning Institute for being able to offer legal advice to clients who need to draft Section 106 agreements.
Planning Applications and Appeals
We appreciate that the bottom line is costs; which is why we operate a charging schedule that keeps initial costs low with a success fee for consent, either through grant of permission from the council or on appeal.
Our appeal success rates are almost double the national average demonstrating we have the knowledge and ability to deliver.
