A mid-tier between permitted development and a full planning application, prior approval seeks to fast-track consent for new developments.
The nature of a prior approval application is a mid-tier approach to planning, one step above permitted development and one step below requiring planning permission. In basic terms it allows the council to consider the proposal under higher level criteria, for example whether there would be a significant impact on the highway or whether there are environmental constraints.
The requirements are a lot less detailed than for a full application and in many case full plans will not be required, saving you the expense of having detailed plans produced. Our team will be able to identify whether a prior approval application is required and prepare the necessary statement.
We have also taken advantage of permitted development to change commercial premises into new homes, by serving notice for prior approval to a local planning authority. The process is intended to release more buildings and create more homes, we can advise on the criteria that need to be satisfied.
